Conversion of a former victorian psychiatric hospital into 120 homes in 65 acres



120 homes in 65 acres on the southern edge of Dartmoor National Park. A major transformation of Plymouth’s redundant Victorian asylum to a residential village with a combination of properties for sale and to let. Bought at formal tender by the developers as the only bidder for this perceived white elephant. Planning already in existence for the equivalent of 142 dwellings including 22 new build, 120 where finally created and with 90% conversion and only 10% new build- created in a parkland setting.

The development consists primarily of large family homes with an average size in excess of 2,000 sq.ft. The total size of the development exceeds 250,000 sq.ft.

The project involved extensive new landscaping: 1400m of beech hedging to private gardens, 2000m of new conservation hedging, 500 new trees, surrounding land was entered into Environmental Sensitive Area scheme, 20 acres of communal grounds, facilities include nursery school, tennis courts, croquet lawn and playing fields.
